2 Things to Ask Yourself When Selling Luxury Beachfront Condos
Posted on: 18 September 2019
When it comes to selling a piece of property, you need to be able to identify what makes the property desirable and who the property is desirable to. Once you know these two things, you should be able to easily market the property to the desired target audience. If you have some luxury beachfront condos to sell, you need to be able to identify what makes them desirable and who that is desirable for so you can start effectively marketing and selling the condos.
What Makes a Luxury Beachfront Condo Desirable
If you have a luxury beachfront condo to sell, you have a great piece of property. It shouldn't be hard to figure out what makes this property desirable.
First, the property is located right next to the beach. That means, depending on the condo that you are selling, there is a view of the beach. There is also the sound of the waves one can enjoy when they open up their windows, no matter where their condo is located. Plus, there is the fresh salt air, which some people feel has its own distinct and unique smell.
Second, you can easily walk to the beach whenever you want. You can walk right from your condo to the beach, or right across the street and to the beach, depending on how the condo is set-up. You don't have to drive your vehicle in order to get to the beach.
Third, since you are purchasing a condo, you are not going to have to deal with property maintenance. You are responsible for your condo, and all of the maintenance is taken care of by the owner's association which you pay monthly fees for.
Fourth, since it is a luxury condo, it should have some nice amenities, such as hardwood floors, granite countertops, walk-in closets, a large, open layout or a really nice modern kitchen. The inside of the condo should be really nice.
Who A Luxury Beachfront Condo Appeals To
Now that you know what some of the top features are that make a luxury beachfront condo desirable, you need to figure out who that appeals to. A property right next to the beach, with no external property maintenance, and with a top-of-the-line interior could appeal to a few different audiences.
The first audience it could appeal to is a well-to-do retired couple or individual. They should have the money and wealth built up to afford the price tag that comes with such a nice property. A beachfront condo is the stuff of retirement dreams; you have the time and means to enjoy the ocean every day, and you don't have any yard work to do.
The second audience who the property could appeal to is a wealthy young individual. Perhaps a lawyer or a banker or someone who owns and runs their own business. With the beach so close by, they can slip away and enjoy it whenever they have a little free time. A luxury apartment will impress their peers, and they don't have time for outside work anyways.
Once you know what traits you are marketing, and who you are marketing to, all you need to do is created marketing material and reach out to individuals on your contact list that fit your desired condo buyer profile so that you can move and sell the home as quickly as possible.
